As your house is being presented off- and online, the viewings can be scheduled in. Our real-estate agents will give residential tours, where they will present in the most enthusiastic, professional and honest way, to give future buyers a realistic idea of your house. After each viewing, you will get feedback on their replies. If one of the viewers decides on buying your property, the negotiation starts.
The house being sold and completed
After verbal consensus, we will draw up the purchase agreement with great care. Both seller and buyer must agree on the most important points – including price, transfer date, resolutive conditions and any arrangements about movable items. The purchase is only completed when both parties have signed the agreement. Resolutive conditions are an important matter. If you want these to be included in this agreement, then this has to be taken into account during negotiations. The seller and the buyer must agree on the additional arrangements and resolutive conditions before the sale agreement is drawn up.
As soon as the seller and the buyer have signed the purchase agreement, and the buyer (and possibly the solicitor) have received a copy of the fully signed agreement, the legal cooling-off period will commence for the private buyer. The purchase is considered final once this period has ended, unless resolutive conditions apply.
According to the purchase being final, the buyer needs to make a deposit or bank guarantee of 10% of the purchase price to the solicitor.
On the transfer date, a final inspection will be held. When the buyer agrees on the inspection, both of you go (together with your real estate broker) to the solicitor. After signing the deed of completion , you can hand over the keys to the new owner.
